Job Summary
A Security Manager is responsible for performing security functions to include planning, organizing, coordinating, and directing security and safety for company employees as well as our residents. Effectively communicate and interface with all employees, management, company owners, law enforcement, and government and regulatory agencies relating to crime on company properties. Approximately 10% or more of the job will require the need to travel. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.
Qualifications/Requirements Education: High School/GED required; college degree preferred
Work Experience: 5+ years’ experience in security/safety operations and/or with a combination of law enforcement/military experience

Essential Responsibilities
· Proven ability to interface effectively verbally and in writing with employees, management, law enforcement and government agencies.
· Experience with security equipment, installations, and monitoring software.
· Thorough knowledge of latest developments in security threats and protection systems available.
· Establish and supervise procedures to acquire, control, and issue motor vehicle decals.
· Strong ability to work independently.
· Initiate and manage security investigations at multiple residential sites and report findings appropriately.
· Completes weekly security assessments of all assigned properties and buildings.
· Conducts weekly inspections of Fire Alarm systems, security doors, door access systems, security lighting,
· Work a minimum of one night and one weekend shift per month.
· The position is not permitted to conduct or participate in searches of tenant units.
· Carrying a firearm is not permitted or required in the performance of these duties.
· Create and perform security/safety training sessions with employees and residents.
· Other responsibilities as assigned/needed.

Essential Skills and Abilities
· Administrative Skills – data entry, filing, answering phones, familiarity with legal aspects and terminology, Fair Housing laws,
familiarity with company policies and procedures.
· Analytical Skills – ability to create and manage investigations, investigative reports, review and analyze current and future security/safety needs.
· Communication/Language Skills – ability to communicate with all staff levels, residents, visitors, vendors, law enforcement, government and regulatory agencies, ability to correspond with all contacts via letters, memos, newsletters and emails, ability to present material to appropriate individuals.
· Computer Skills – Outlook, Excel, Word, Internet.
· Coordinating Skills – ability to coordinate investigations, meetings and functions, ability to prioritize and delegate tasks daily, ability to handle emergency/unexpected situations, ability to set future goals.
· Creative Skills – ability to be creative in determining security and safety needs of properties.
· Leadership Skills – ability to motivate and lead staff providing them with the direction and training that is necessary for them to succeed, ability to solve resident and staff issues.
· Maintenance Skills – general knowledge of maintenance is helpful for investigative purposes or when acting as liaison between maintenance staff and residents.
· Mathematical Skills – ability to calculate budgets and costs relating to security systems, technology, and training.
· Other Skills – confidentiality, customer service, decision-making, patience, respect, teamwork.

Working Conditions:
Work is typically performed in the office and on property. The position requires approximately 10% or more of travel and will be subject to various weather conditions.
