First of all, when buying or renting the owner is paying the agent fees.
Second this is illegal to do and a real agent will loose his license for doing so.

This is a good offer. If anybody is considering changing their housing situation now, should consider it. Do not question it, use it! All real estate i based on contracts - sign a contract with her where she states that you will be getting 1% of the sale price as a credit at the closing and there is not way the closing will happen without you getting what your contract says. As simple as this!
She does not work for free - she still will get the rest of the commission (1-2 for her hard work,
